When this beautiful house hit the market in University Park, my phone started ringing off the hook! It had everything: size, charm, impeccable condition....it is the kind of house that people wait years to find.
People were clamoring to tour the house! Including our clients who ultimately wrote the winning offer that beat all of the competition.
Our clients had been touring houses for years, patiently waiting for the house that ticked all the boxes. But patience was not enough for them to leap into action when the right house appeared. They were prepared for everything they needed to write a bullet-proof offer and won.
You too can be ready to buy the right house at the right time by following these three key pieces of advice:
1. Talk to a mortgage professional
You need to know your options. Right now, it is nearly impossible to buy a house anywhere along the Route 1 corridor with a home sale contingency. This means that you need to be able to purchase a new house without needing to sell the house that you currently own. Find out if may be able to carry two mortgages until you can sell your house or that you will rent your current house.
2. Get ready
If there is any deferred maintenance on your house, get it done now. If you wait until the last minute, then you might find yourself stuck waiting on a contractors schedule right at the moment that you need to sell or rent your house.
3. Create your list of must-haves
A move is a lot of work and expense. Take some time to consider what it would really take for you to go through that trouble. If you create a comprehensive list of must-haves, then you will know for sure when the right house hits the market and you will be ready to act without hesitation.
